East Wash Park
The premium half of Washington Park — east of the park between South Franklin Street and South University Boulevard. Lots run larger (5,000–7,500 square feet), setbacks are wider, and homes trend bigger: 1,800-to-3,200-square-foot Denver Squares, Tudors, and Colonials built between 1905 and 1950, many with original leaded glass, hardwood floors, and built-in cabinetry. Pop-tops and full gut-renovations have pushed the upper end well above a million dollars. Gaylord and Race streets are the signature corridors — double-wide tree canopy, brick walkways, and the kind of streetscape that draws walking-tour crowds.
