A 149-home established community on the south side of Woodland Park near where Piney Point Road meets US-24. The subdivision features a community fishing pond and its own water district — each home connects to community water mains, though septic is individual (water tap fee $20,000). Lots range from a third to three-quarters of an acre, densely wooded with aspen, spruce, fir, and ponderosa. Homes span bi-level, ranch, raised ranch, and 2-story designs with 2,000 to 3,000 finished square feet. Two pets maximum; no horses or chickens.
