East Edgewater / Sheridan Corridor
Built 1940–2020
The eastern edge of Edgewater along Sheridan Boulevard — the border with Denver and the gateway to Sloans Lake. This corridor has the widest housing variety in the city: original 1940s-50s bungalows on side streets, newer two-story infill replacements (often scrape-and-rebuild projects), modern townhomes, and the Edge 26 apartment complex (402 units). Proximity to Sloans Lake drives premium pricing, especially for newer builds with upper-floor lake and skyline views. The Edgewater Public Market at 20th and Depew anchors the southern end of this zone. RTD bus service along Sheridan connects to the light rail system.
